Our Managing Partner, Ivo van Breukelen, was invited as a special guest to Institutional Real Estate, Inc.'s inaugural Abu Dhabi global real estate LP/GP roundtable.
Here are a few key takeaways from the discussion:
1. The US is facing a potential crisis as more than $2.2 trillion in CRE loans mature before 2028. This creates opportunities for secondaries and private credits for non-bank lenders.
2. Multifamily, SFR, living, last mile logistics, data centers and life sciences offer compelling opportunities across America, Europe, and APAC. The chronic shortage of homes (house prices increased multiple times more than wages) relative to demand drives BTR in many gateway cities across Australia, Germany, and Phoenix (5 mil housing deficit in the US).
3. There are similarities between China and the US in finding opportunities in times of distress. Real opportunities exist in buying US office buildings that are not brand new (Grade A) at a 5% cap, while the Grade A buildings are at a 9% cap, you can sell them at 7% (after CAPEX) without having to depend on rental growth.
4. China's logistics sector demand drivers remain strong because it is one of the few countries that are cutting rates, high e-commerce penetration, and EVs are key tailwinds.
5. 90% of the world's data was created in the last 2 years. With the proliferation of AI, machine learning, gaming, and autonomous driving, and the availability of cheaper utility, green sustainable data centers will be in demand.
